Illinois Ten Day Notice for Breach of Lease Provision (Chicago Residential Landlord Tenant Ordinance)

The notice below is a sample of a landlord’s ten day notice for a rental situation that is governed by the Chicago Residential Tenant Ordinance that is used to terminate a tenancy when a tenant has breached a provision in a lease covered by the CRLTO.  In many cases, a lease can modify the time period required for any given notice or even provide a tenant a right to cure a violation, making it a longer notice (never shorter in CRLTO covered situations).  The requirements for the contents and service of a ten day notice or any other eviction notice are highly technical.  Landlords should make sure that they understand the legal requirements of the notice and appropriate methods of service.  Always consult an attorney before acting.
