Ten Day Notice Evanston

City of Evanston Ten Day Notice for Nonpayment of Rent.

This is a Ten Day Notice For Nonpayment of Rent. The City of Evanston Residential Landlord Tenant Ordinance changes what is typically a five day notice (for unpaid rent) into a ten day notice!  This should not be confused with a ten day notice for breach of a lease provision!  The notice below is a sample of a landlord’s ten day notice that is commonly used when a tenant fails to pay the rent in the City of Evanston. While the ten day time period may not be shortened by agreement of the parties in a lease, the time period may be longer than ten days if the lease provides for a longer notice period.  The requirements for the contents and service of a ten day notice or any other eviction notice are highly technical. Landlords should make sure that they understand the legal requirements of the notice and appropriate methods of service.  Always consult an attorney before acting.
